Missouri Real Estate License Law requires that AMOSO have separate Agreements with each individual Ownership Entity of the Properties it Leases and Manages.  It is great that you owner multiple properties in Different Ownership Entities (It is actually advisable).  For the purposes of Signing up with us, we will need you to do this process for each one of your Ownerships.  Select the the first Ownership Entity you wish to sign up, and ADJUST the number in the 1st question of this form.  Once you have completed the Process you can redo it for each Ownership Entity.  You will see it is Quick and Painless!

Lead-Based Paint Information

Whether you are Leasing or Selling a Home, yourself or with a Professional Realtor such as AMOSO Properties, you MUST Disclose your knowledge of any Lead-Based Paint Hazards at the Property.  Don’t Fret there is a simple form that can be attached to all Contracts to Cover you.  We will just ask you a few basic questions and then AMOSO will make sure all the required documents are filled out correctly to make sure you’re Legal.

AMOSO CANNOT LEASE YOUR PROPERTY

It is the Policy of AMOSO Realty and its Affiliates not to Lease Properties with known Lead Based Paint or Lead Hazards in a property that have not been through proper remediation.  We thank you for wanting to do Business with AMOSO Properties, and we are sorry we cannot work together.

Pet Policy

Allowing Tenants to have Pets is a BIG consideration when Leasing a Residential Property.  The Drawback is that Pets are Animals and if not well trained can do damage to a property.  For this Reason, We always charge an additional Non-Refundable Pet Deposit when choosing to allow pets.  Some owners even charge pet rent as well.

The upside to allowing Pets is that, potential tenants see it as a plus.  The rental Population is a lot bigger now, and Families LOVE their Pets!

Do You want to Tell?

Potential Tenants do sometimes ask why a Landlord is leasing the House.  On this matter, as your Agent, AMOSO is only allowed to disclose what you say we can.

If you are OK with us Telling your Potential Tenants why you are leasing it can set them at ease.  Typical Reasons are Investment; Had to move out of Town, etc.

Reasons that cause the potential tenant to think that ownership may transfer while they are living there, can be a deterrent to them.  Tenants are like the rest of us, and like the idea of Stability.  If you Tell us not disclose, when asked we will simply say: “We are not allowed to disclose that information.”

We Want to Pay You!

When we lease your Property, and get your Lease Signed for you, we will collect your Security Deposit and at Least your 1st month’s Rent.  By Law we will place these funds into an Escrow Account.  After which we will want to Pay you.  We do this via Direct Deposit (ACH) so we need to gather your Banking information

You’re Done!!!

Congratulations! You have Completed Getting us all the information we need to Start Leasing your Property.  See how Quick and Easy that was.

All that is Left to Do is Sign and Pay!
